8 Signs You Need a Roofer (Before It Becomes an Emergency)

The clearest signs you need a roofer are damp patches on top-floor ceilings, slipped or missing tiles, displaced ridge tiles, and daylight visible through the roof from inside the loft. Active water ingress or fallen tiles need same-day attention. Most emergencies are the final stage of years of undetected deterioration.

Most roofing emergencies don't come from nowhere. The leak that appears after a winter storm usually has a backstory: a flashing that's been lifting for two years, tiles that were borderline last summer, ridge mortar that crumbled in the previous freeze. Catching the warning signs before a storm or a sustained cold snap turns them into an emergency saves money and prevents secondary damage to your interior.

None of these checks require getting on the roof. They require a pair of eyes, sometimes a torch, and 20 minutes.

1. Slipped, Missing or Visibly Displaced Tiles

Stand back from your property and look at the roofline. Tiles should lie uniformly in level courses. A tile that sits higher than its neighbours, has rotated out of alignment, or is visibly missing has either lost its nail fixing or been displaced by a previous storm. One slipped tile doesn't mean the roof needs replacing, but it does mean someone needs to get up and fix it — and check whether surrounding tiles are similarly unfixed.

2. Uneven or Bowed Ridge Line

The ridge — the apex line of the roof — should be straight when viewed from the ground. 5. Granules or Tile Debris in the Gutters

When you clear your gutters — or when a gutter cleaning company does it for you — pay attention to what comes out. Granules of concrete or fragments of tile material in the gutters indicate surface erosion on concrete tiles. Small amounts are normal on ageing tiles. Heavy granule accumulation indicates accelerating surface degradation. This is not an immediate emergency but it tells you the tiles are in the late stages of their service life.

8. High Energy Bills Without Obvious Cause

This is the least obvious sign on this list but it's a real one. A roof that has perished underlay, missing tiles allowing direct air infiltration, or degraded insulation from prolonged moisture exposure loses heat significantly faster than an intact roof. If your heating bills have risen without obvious explanation and other causes (boiler efficiency, windows, doors) have been ruled out, a roof inspection is worth including in your diagnosis.
